LAND USE PLAN


The Warden and Victoria Park subway stations in the Toronto’s east end present significant opportunities for intensification and transit-oriented development. To explore these opportunities, planningAlliance was commissioned by the City of Toronto to establish detailed land use plans and urban design guidelines for the development of 60 hectares of land surrounding the two subway stations.

Over the course of our work, planningAlliance reviewed key precedents and prepared detailed streetscape plans, as well as urban design and building guidelines and Official Plan and zoning policies for the Site and its surroundings, including the proposed reconfiguration of both stations.

The Study makes recommendations regarding the redevelopment of lands around the Warden Corridor and Victoria Park Stations in an effort to make better use of TTC infrastructure (including a comprehensive assessment of market feasibility and broader economic impact analysis), provide better connections between existing neighbourhoods and the ravine system, and promote mixed-use, transit-supportive forms of development.

planningAlliance led extensive public consultation process, including the creation of Advisory Panels for each of the Study Areas, three planning and design charettes, and a number of community meetings. This Study was adopted by Council in 2005 and forms a key component of the Part II Plan for this Area.
