Allen-Sheppard Urban Design Study

This Study involved the preparation of detailed urban design plans and guidelines for the development of a 100ha site at the intersection of Allen Road and Sheppard Avenue, near Downsview station on the Sheppard subway line. 

pA reviewed key precedents and prepared detailed streetscape plans, urban design and building guidelines, and Official Plan and zoning policies for the intersection and its environs, including the potential reconfiguration of the Station.

The Study was carried out in collaboration with traffic and transportation consultant MMM Group, as well as Metropole Consultants. The Consultants held two major public workshops, and a “Marketability Roundtable” which sought input from the development industry regarding market and economic feasibility issues for the site. The Study proposed to redevelop Allen Road as a major new main street within the emerging city of North Toronto, at the same time that it established a new Western Gate to the federal Downsview Park site. The Study was adopted by the City in June 2000.
